Head of Technical Department

The role

You will build and lead IN Group's new in-house technical department. As the developer-side technical lead, you own the technical, cost, schedule and quality outcome of all our developments. Your first priority is taking over and completing IN Budapest, our project in District VII (Buildings B and D), where construction is already under way. After that comes the rest of the group's pipeline, including office and residential developments in District XII and building conversions.

What you'll do

• Take over IN Budapest: audit the permits, design documentation, existing contracts, completed works and open issues; produce a status and open-items register
• Check that the detailed design is complete and coordinated enough for tendering and construction
• Decide the procurement route with management (general contractor or work packages) and run the tender: scope, documents, bidder list, evaluation, negotiation, recommendation
• Negotiate and set up contracts: scope boundaries with existing contractors, milestones, payment certification, change control, warranties
• Lead delivery: schedule, budget and cost forecast, variations, risk register, monthly reporting to management and lenders
• Lead commissioning, the technical handover of the Building B apartments, the occupancy permit and close-out
• Coordinate designers, the statutory technical inspectors (műszaki ellenőr) and specialist consultants
• Build the team: hire and manage the project manager(s) and site manager(s)
• Set up group standards: tender and contract templates, cost database, reporting format, document management
• Support new projects from feasibility (technical due diligence, cost estimates, design management, value engineering) and advise on our operating offices and student housing

What we're looking for

Must have

• A degree in civil engineering, building services or architecture (BSc/MSc)
• 5+ years in construction, including senior project or technical management experience on residential or commercial buildings in Hungary
• Proven experience on the developer side, or at a general contractor with full project responsibility
• Strong in tendering, contract negotiation, cost control and claims/variations
• Thorough knowledge of Hungarian building regulations, permitting and the e-építési napló
• Fluent Hungarian and good working English — our management works in English
• Hands-on, structured and comfortable working directly with the owner

• MMK or MÉK professional registration
