During the academic year our apartments are home to students on long-term leases — stable, predictable occupancy through the busiest months for the city's universities. When term ends and demand shifts, the very same furnished spaces transition into short-stay accommodation for tourists and visiting professionals, at nightly rates comparable to Budapest's leading hotels.

The result is a building that never sits empty. Through the summer our short-stay operation runs at an average daily rate of around €120 a night — proof that the same apartments we manage for students also perform at hotel level. Two complementary demand cycles, run end-to-end by our own team, keep occupancy high and yield per square metre well above a single-use model.
